01 The brief
A duplex on the 31st and 32nd floors with uninterrupted views west across the Arabian Sea from every principal room.
02 The constraint
Glare. West-facing full-height glazing on both levels made the rooms unusable between 15:00 and sunset for eight months of the year.
03 The decision
We withheld the view. A 2.4m-deep loggia at each level, a burnished lime soffit that bounces light back into the plan, and vertical fins on the western face. The sea is now framed from three deliberate positions instead of being unavoidable everywhere.
04 The result
Afternoon glare eliminated without film or blinds. Measured cooling load fell 31% against the developer's base specification.
